CRE Harness: from a property address to a branded BOV.
The Challenge
CRE teams win assignments with broker opinions of value (BOVs), and a good one takes hours to assemble: the county property record, screened comps, zoning and flood zone, the people behind the owning LLC, all laid out in the firm’s template.
Each step lives in a different system, so figures get retyped and every document comes out a little different. The firm that answers an owner first with a credible document has the advantage.
The Solution
altr built CRE Harness, a property research and document system for brokerage teams in Tampa Bay. Brokers use it from Claude, through a connector to the county records of Hillsborough, Pinellas, Pasco and Polk, or from mortr, altr’s own CRM for CRE teams. They start with an address and end with a finished BOV in their firm’s branding.
What it does:
- Finding and screening comparable sales from public record: same use type, a size band either side, market sales only, portfolio deeds removed, with every exclusion stated
- Looking up zoning, land use, flood zone and traffic counts from county, city and federal sources
- Surfacing owners who may be ready to sell, using holding period, ownership tenure and loan maturities where the debt is on file
- Tracing an owning LLC through the Florida corporate registry and SEC Form D filings to the people behind it
- Generating a BOV as a PDF in the firm’s logo, colors and typefaces, signed with the broker’s own contact details
The Impact
Pulling the record, screening the sales, chasing the LLC, fetching aerial imagery and laying out the document happen in one request instead of across county, registry and mapping sites. Every figure names its source and the date of the county file.
Condition, tenancy, rents and current competition are in no public record, so the broker decides where in the range the building sits. Because research and layout are the same every time, a team’s documents stop varying with whoever built them, and brokers spend the saved time on the owner conversation.
